Real rules, real fines, no corporate jargon. The Banyan Tree is a small building where everyone shares walls, hallways, a pool, and a parking lot. These rules keep it working. Read the essentials before you arrive — the rest is here when you need it.

  • No early check-in or early bag drop. The cleaning crew needs the full window between guests. Plan to keep your bags with you until 4 PM. Parking stall #6 is also unavailable until 4 PM.
  • No late checkout. It creates hardship for our cleaning staff who need time to prepare the unit for the next guest.
  • Must be 25 or older to rent. Proof of age may be required.
  • Maximum 5 guests. Exceeding the limit or falsifying occupancy may result in eviction.
  • No parties or events — grounds for immediate eviction.
  • No pets. $600 fee plus damage costs if evidence of pets is found.
  • No smoking, vaping, or marijuana inside the unit or on the lanai. $450 fee if evidence is found.
  • Quiet hours: 9 PM to 8 AM. Be respectful of neighbors throughout the complex.
  • No illegal substances — grounds for immediate eviction.

hot tub Adults only
  • Owners, residents, tenants, and their guests may use the pool. Guests are limited to 2 per unit at a time and must be accompanied by an owner, resident, or tenant.
  • Children 12 and under must be supervised by an adult (18+).
  • The spa/hot tub is for adults only. Children under 18 should not use it due to risks from high water temperatures.
  • Shower before swimming. Rinse off at the pool shower before entering the pool or spa.
  • Wear footwear in all common areas, including hallways, elevator, and when walking to and from the pool.
  • Clean, appropriate swimwear required. Infants and anyone who needs them should wear waterproof swim diapers.
  • No swimming with open wounds, skin infections, eye or ear discharge, or bandages.
  • Long hair should be tied back or covered with a swim cap. Remove pins, clips, and jewelry before entering the pool.
  • Inflatable rings and mats are fine. No hard toys, boards, balls, or diving equipment.
  • Walk, don't run. No diving — the pool is not designed for it. No roughhousing or games that could cause injury.
  • Keep splashing and noise to reasonable levels.
  • Place a towel on chaise lounges when using sunscreen to protect the furniture.
  • Use headphones with phones and music players.
  • Food and beverages are welcome in the pool area but not in the water. Use plastic or metal containers — no glass anywhere in the pool area.
  • Smoke-free zone. No smoking, vaping, or e-cigarettes in the pool area or anywhere on the property grounds.
  • Do not add any substances to the pool or spa. Only authorized personnel may adjust pool equipment or chemicals.
  • Clean up when you leave — remove all belongings and trash, return furniture to its place, and replace the spa cover.
  • BBQ: clean the grill after each use with the brush provided. Grills can be cleaned while warm — do not cover a hot grill.
  • Small gatherings are welcome. Large parties that disturb neighbors are not. Short-term tenants (vacationers) may not host parties at Banyan Tree.
  • Keep the pool gate closed at all times.
  • The pool, spa, and BBQ are unattended — use at your own risk. The Association is not responsible for items left in the pool area.
  • Violations may result in suspension of pool privileges and/or fines.

  • Park in assigned stall #6 or in designated visitor parking. Do not park in other residents' spaces. If someone parks in your space, call 951-4BT-HELP.
  • Visitor parking is short-term only — not for vehicle storage. Cars in visitor spaces or the gravel lot must be moved every 24 hours. Overnight parking requires management approval.
  • Only one car per unit may stay overnight without approval. For a second car, ask the Community Manager or Site Manager about the gravel lot.
  • Vehicle size: parking stalls accommodate vehicles up to 3/4 ton that fit within marked lines. Oversized vehicles (large trucks, buses, limousines) cannot be accommodated.
  • All vehicles must be properly licensed, insured, and operational. No storing boats, trailers, or other items in parking spaces.
  • Vehicle repairs are not permitted except for minor emergencies (flat tires, jump-starts).
  • Motorbikes and mopeds may only park in the owner's assigned space — not in common areas.
  • Enter and exit carefully to avoid damaging neighboring vehicles or landscaping. Keep your space free of oil, grease, and debris.
  • Abandoned, inoperative, or illegally parked vehicles may be towed at the owner's expense.

Climate

  • Keep the AC set at 75°F or higher. The tropical environment means the unit struggles when set lower — it's not a freezer, it's a comfort system.

Kitchen & food

  • Wash dishes and clean up after cooking. Remove food and crumbs from counters.
  • Store food in the fridge or airtight containers. Do not leave food out overnight — it invites pests.
  • Take trash to the dumpster daily. Do not leave trash bags outside the unit door.

Beach equipment & towels

  • Beach towels are provided for the beach — please don't use bath towels outside. Replacement fee charged if beach towels aren't returned.
  • Rinse all beach equipment after use and return it to the unit.

Furniture & care

  • Do not move furniture or electronics.
  • Do not sit on furniture in wet swimsuits or with sunscreen/suntan oil.
  • Do not spray sunscreen inside the unit or on the lanai. The mist settles on everything.
  • Wash all sand off before entering the building — use the hose outside.

Water conservation

  • West Hawaii has no streams or lakes — all water comes from the aquifer. Wash only full loads of clothes and dishes. Report leaks or running toilets promptly.

Sunscreen & reef safety

  • Hawaii law (Act 104) bans sunscreens containing oxybenzone and octinoxate, which damage coral reefs. Use reef-safe sunscreen — it's the right thing to do, and it's the law.

Children

  • Children under 12 must be supervised on the lanai at all times.

Checkout

  • Double-check everything before you leave. Check drawers, under beds, closets — charging cords, earbuds, and kids' items are the usual suspects. Mailing forgotten items costs a minimum $75.
  • Log out of streaming accounts on all TVs.
  • Leave the unit as you found it. Charges apply for damage, missing items, or excessive cleaning.
  • Report any damages or maintenance issues promptly so we can address them.
